Repairs and Maintenance Service

CHA is committed to keeping residents homes in a satisfactory condition. We aim to meet our statutory and contractual responsibilities by delivering a cost effective service running 24 hours a day 365 days a year.

CHA provides maintenance and repair service for residents giving:

  • An effective and responsive day-to-day repairs service including regular servicing of gas appliances, heating, lifts and entry phones.
  • A 24-hour emergency repair service.
  • Planned maintenance programs.
  • Cyclical maintenance programs for external repair and redecoration of communal areas.

Additional services offered:
The Repairs and Maintenance division can undertake anything relating to the letting of your property.

The property inspectors will carry out regular inspections, and issues that arise or have been reported by the tenant will be reported in writing to the landlord and followed up to ensure completion of works

Works can only be carried out once the landlord has instructed us. Exceptions are made in cases of emergency that occur out of normal working hours.

We will log the details of your repair onto our computer and issue you with a repairs order reference number.

If your repair needs inspecting, we will make an appointment with you for one of our Repairs Officers to call at your property.

If your repair doesn't require an inspection, we will make an appointment with you for one of our contractors to call at your property to carry out the repair.

Repairs you are responsible for:

We will carry out most repairs to your property free of charge but you are responsible for some repairs (listed below) and for any damage caused by neglect, carelessness or misuse by you, your family or visitors to your home.

  • Replacing lost keys, changing locks when keys are lost and adding additional security fittings to your property
  • Replacing fuses, light bulbs, fluorescent tubes and starters.
  • General tasks; oiling hinges, tightening screws, adjusting doors.
  • Keeping your home free of pests.
  • Maintaining any fittings or appliances you have fitted yourself (showers, washing machines)
  • Replacing broken or cracked glass
  • Clearing blockages in waste pipes or toilets caused by lack of care
  • Filling cracks in plaster
  • Draught proofing (except external doors)
